- No Evictions for 5 yrs or pending
- No Felonies for 10 yrs or Pending
- No Drug Related Convictions or Pending
- No Violent Criminal Convictions or Pending
- No Sexual Related Convictions or Pending
- No Missing Information on Application
- No Balances Owed to any Previous Landlord
- Good Rental History
- Must have Electric Power in Adult Residence name on move-in
Although this is our base policy Shadowtree has the right to decline application for any NEGATIVE.
